Should I get an end loan approval or a construction/perm loan to build a home?

A

Don Julian Builders has a program for each, in building your home. There are many reasons that could affect which way you go to finance your home. Some of the questions that determine which loan you get are:

  • Do I have a home to sell?
  • Can I qualify for two payments for a short time? Is that what I want to do?
  • Do I need or want the deduction of interest from the new home while the home is being built?
  • Am I concerned about the interest rate going up while the home is being built?
  • Do I want to make changes to the home while it is under construction and have those changes included in my loan? Or do I want to pay cash for the changes?

These are a few of the questions that you will need to ask yourself when deciding the type of loan that works best for you. We can give you advice and help you get with a loan officer to help you in that decision.

    Do I need to be pre-approved for my loan?

    A

    Many of our customers come to us after they have already met with a loan officer and have a preapproval letter from that lending institution. Some of our customers choose to talk to a lending company after they have chosen a home plan or have made changes to an existing home and after we have been able to price the home for them. Either way is ok. If you don’t have a lender we have several names of loan officers that other Don Julian Builders customers have worked with and have been happy with.

      Do I need a realtor?

      Most of the homes we build do have realtors involved and we are happy to work with you and the realtor that you have selected to help you in your decision making. Don Julian Builders will also build on your ground with no realtor involved. That decision is yours and we will work with you either way that you choose.

        Can I design my own floorplan?

        A

        Yes, we build custom plans drawn by architects outside of our company and we draw plans from scratch for some of our customers. Many of the homes we build start from a Don Julian Builders plan and our in-house architect makes changes to the plan so that it will be custom for you.

          Do I have to build in a subdivision?

          A

          Don Julian Builders will build in any subdivision in the metro area of Kansas City. While we are the developer of many subdivisions that we build in we also build many homes in subdivisions that we are not the developer of. We will also build on your private ground.
